Parking Garage Repair with SealBoss 1510 Foam Injection

The Problem

The client was experiencing water intrusion through hollow core concrete slabs and along exterior wall and sill plate cold joints in below parking garage causing water to drip onto cars and creating unsightly watermarks on the walls.

A waterproofing contractor was asked to seal the cold joints and cracks in the affected hollow core concrete slabs, and to determine and stop the source of leakage.

The Solution

To address the issue of the leaking hollow core slab, the contractor reached out to the SealBoss Regional Sales Manager to advise on the injection of the hollow core slab.

With a quick walk around the exterior, it was made clear that there were drainage issues where the downspouts fed the run-off onto a grassy area with no sloping to direct the water away from the building.

Once the source of the leak had been determined, a two-step injection strategy was adopted as the best solution. The initial injection was to inject cracks in the hollow core slab where water was leaking out and dripping onto vehicles. The subsequent injection would be to seal off the end caps of the hollow core cells where the leak originated.

Once the contractor began to drill holes for the injection packers, water poured out and it was obvious that the hollow core was completely filled with water. After the water was drained the crack was injected and sealed.

To verify that water had not traveled between cells, weep holes were drilled into the adjacent cells. Water was found to have also filled another cell of the hollow core and had to be drained.

Using a borescope, it was confirmed that there was water intrusion where the hollow core had been capped off with a plastic cap (see video below).

The weep holes were left open to prove that the leak had subsided.

The client was advised to add drainage boxes to help direct flow away from the building in areas where water pooled and to notify contractor of any new leaks this upcoming spring when the ground will thaw.

SealBoss 1510 NSF/ANSI 61 Water Stop Foam was injected into the exterior cold joint along the areas where water intrusion was visible from efflorescence or rust stains. All visible leaks were addressed using the 1, 2, 3, 45 Degree method via injection packers that were placed roughly 12” from the joint where ½” holes were drilled at a 45-degree angle back into the joint. 1510 was injected until positive refusal of the hydro-active resin was visible along the cold joint.

All affected cells of the hollow core concrete slabs were injected approximately 6” from the end cap and sealed off using SealBoss 1510 NSF/ANSI 61 Water Stop Injection Foam System.

Guideline - Leak Sealing Injection

This jobsite picture depicts one of the more challenging overhead leak sealing injection applications in a confined space with limited resources, very active water leaks and standing water in the structure. The contractor is using a button-head packer set-up for a secure and leak free connection of the hose to the injection packer. On the ceiling of the structure you can see previous injection points and cured foam that formed around the injected cracks while expanding and creating a compression seal. The contractor is covered in impervious protective clothing to protect himself from water and liquid product during the injection process. Embarking on a crack injection procedure requires meticulous preparation and execution. Here’s your essential checklist to ensure a seamless process, from start to finish:

  • Prepare Your Equipment and Protective Gear: Begin by gathering all necessary materials and tools, such as epoxy, polyurethane, acrylate, injection ports, injection pump equipment, and other applicable tools. Safety should be your utmost priority, so don’t forget your personal protective equipment (PPE), including coveralls, gloves, and safety glasses.

  • Perform an In-depth Inspection: Carry out a thorough examination of the injection area to identify any leakage or visible cracks. Be meticulous, ensuring even the smallest joints and cracks are detected and documented.

  • Clean the Cracks: After identifying the cracks, clean them thoroughly. Remove any loose concrete, dust, or debris using appropriate tools, such as a wire brush, to ensure optimal adhesion during the injection process.

  • Install Injection Packers or Ports: Position the injection packers or ports along the crack at regular intervals. While the distance can vary based on the nature of the crack and the product used, a general rule of thumb is approximately 8-10 inches between each port.

  • Prepare the Injection Product: Follow the manufacturer’s instructions to prepare the epoxy, polyurethane, or acrylate polymer product. This step often involves combining multiple components until a uniform solution is achieved.

  • Seal the Crack Surface: If necessary, especially with epoxy injections, seal the surface of the crack with epoxy or the specified sealing material. Ensuring the crack is sealed from end to end will force the injected material to flow through the crack.

  • Start the Injection: Unless otherwise specified, begin the injection at the lowest port and progress upwards. This method allows the epoxy or polyurethane to fill the crack from the bottom, ensuring a thorough seal. Move to the next port as each one fills.

  • Monitor the Procedure: Keep a close eye on the process to ensure the injection material is filling the entire crack. If leakage occurs or the crack isn’t filling properly, additional steps may be necessary.

  • Allow the Product to Cure: After injection, let the product cure according to the manufacturer’s guidelines. This duration can range from a few minutes to several days, depending on the specific product.

  • Remove Injection Ports and Finish Surface: Once the material has fully cured, remove the injection packers or ports and finish the surface as per the specifications.

  • Final Inspection: Conduct a final review to ensure the cracks are completely filled and sealed.

Remember, while this list provides a general guide, you should always follow the specific instructions provided by the manufacturer of the injection materials and equipment.
